What Rental Yield Can a Pranburi Pool Villa Really Earn? (2026)

Many of our buyers plan to let the villa for a year or two before they move in. Here are the real numbers from a real let — with every fee taken out — so you can decide with your eyes open.

A real example

Villa A is let to a long-term tenant on a one-year lease at ฿50,000 a month — ฿600,000 a year, or about 7.5% gross on its ฿7,990,000 price. That is a real let, not a projection, and long-term rents here start from that figure.

Gross vs net — be clear-eyed

Gross is rent against price; net is what reaches you. If we find the tenant and look after the house, our fees are one month's rent as commission and ฿12,000 a month for management and upkeep: ฿600,000 − ฿50,000 − ฿144,000 = about ฿406,000 a year, or roughly 5.1% net, before your own utilities and any income tax. We do not offer a rental guarantee — we would rather show you real figures than a promise.

A steady flow of European retirees and holidaymakers seek a quieter, more private coast than the busier resort towns. A genuinely clear sea, 300 m away, and a short hop from Bangkok keep occupancy healthy across the season.
